1. Verify the Mouza Map
Always cross-reference the land’s location with the official Mouza Map from the AC Land office. Ensure the plot boundaries match exactly what is shown to you.
2. Check for Encumbrances
Request a Non-Encumbrance Certificate (NEC) from the sub-registry office to confirm the land is free of mortgages, court orders, or disputes.
3. Confirm RAJUK or Municipal Approval
For residential projects, check that the layout plan is approved by the relevant authority — RAJUK in Dhaka, CDA in Chittagong.
4. Verify Mutation Records
The plot must be properly mutated in the seller’s name at the local AC Land office. Unmutated land can cause legal complications at registration.
5. Review the Deed History
Request the full chain of title deeds going back at least 25 years. Any gap in the ownership chain is a red flag.
